Annual Owners Meeting
Partbnb conducts an annual owners meeting via Video Conferencing. We encourage all owners to attend so they can stay up to date, as well as raise any concerns that they have with the management of their property. Of course, topics and issues can also be raised any time in the owners forum.

While you buy
Local company creation is a legal requirement to hold property in most Caribbean jurisdictions. Our team and local legal experts will arrange the creation of a company to hold your property. Each share owner will be a member of the company, and the company will be administrated by Partbnb.
Our team knows the documents that must be provided to local authorities for company creation and property acquisitions. We work with you to ensure these documents are correctly provided, which will ensure a smooth purchase process.
It is a requirement of some local governments in the Caribbean to approve prospective purchasers. This is usually a formality, and there are no specific requirements that you must fulfill. Our team will handle everything required to obtain the approval.
Clear breakdown of costs
As part of our promise to provide transparency, we provide you with a clear breakdown of the expected costs to complete your purchase. There are no hidden costs and, while there can be slight variations, depending on legal or maintenance requirements, our estimates are usually very accurate.
Easily upload any required information
Our platform is built to make it easy you to provide us with any documentation required to complete your purchase. You simply upload the document or documents securely in the account area after you login.
Dashboard to show progress
You can view progress of your property purchase and settlement process at each step. We also send you email updates and display progress on your dashboard, along with any changes in the expected timeframes.
Once you own
Our priority calendar is open for a 2-week period to owners before the start of a new year. So you’re able to select any weeks you’d like to book. In most cases, your bookings can be met. In cases where there’s a conflict with another owner, then the order in which the books were made applies. To ensure a fair balance among owners and resolve any conflicts, a random priority order will be decided each year.
Once the priority calendar is closed, you can login to your owners portal and book available dates to stay. You’re only limited by the number of parts you own. Each part, or 1/8 fraction, entitles you to enjoy your home up to 45 days a year.
Our owner bookings are always our number one priority. But if unused nights are available within three months of their availability, the dates are listed for rent. Our property management team are experts at maximizing rental income for our owners, using Airbnb, VRBO, Expedia and other short-term rental sites.
Rental Income Shared
All short-term rental income generated is shared with our owners and can be used to offset expenses or to return surplus income to an owner. Our team will calculate your share of expenses. Then, based on the number of nights you’ve utilized your stays, we calculate your share of the income. When the income exceeds your part of the expenses, you receive the funds as income.
Jack and his family used all 45 days of the available days to stay in their property. So at the end of the year, they will not receive a share of the rental income. Instead, they’ll pay their fair share of the operating expenses
Chris and his family used only 21 days of their available days. At the end of the year, they received their share of the income generated by the property being rented out for the other 24 days of their allocated total. The amount was enough to offset their expenses, so they have no more to pay.
Sarah and her family used just 7 days of their available days. At the end of the year, the income generated by property rentals exceeded their share of expenses. They received a payment of this surplus income at the same time all their expenses were met. Owners should consult their accountant for tax advice on the income.
Our owners forum allows you to discuss any issues you want to raise with your co-owners. The forums are monitored by your Partbnb account manager, who is able to offer assistance when needed.

We encourage our owners to participate in issues facing the property and vote on them. Example votes could be about:
- A major maintenance issue
- Replacement or upgrade of furnishings
- Management issue
- Sale of the property

Swap booking schedules
Sometimes, you may not be able to book the priority dates you want. In this case, you may see if any other owners are willing to swap the dates with you.

Furnishing and setting up properties in the Caribbean can be challenging due to a shortage of local suppliers. Most properties are sold fully furnished, although some improvements may need to be made. We have a great deal of experience in shipping items from the US and have completed a number of complete property furnishings and many partial ones.
